What will change in the new payment flow?
From 27 October, we pay out the booking amount in one go, on the day of arrival. The deposit is settled after the stay. You don't need to do anything.
How it worked until now
Your guest paid a down payment when booking; this was paid out within two weeks.
The remaining amount followed seven weeks before arrival and was paid out on the day of arrival.
The deposit was settled after the stay and paid out to the guest and/or landlord.
How it works from now on
Your guest pays the down payment and remaining payment just as you're used to.
Both payments are combined into one payout: you receive the full amount on the day of arrival.
The deposit is settled after the stay and paid out afterwards.
Why we're making this change
This change is partly based on feedback from landlords. With one clear payment moment, your administration becomes much easier to manage and changing bookings becomes simpler. The new payment flow also makes it possible for guests to add extras to their booking and use gift cards in the future.
What happens to your existing bookings?
Nothing you need to take action on. We automatically move all existing bookings to the new payment flow. You don't need to change your settings, house rules or your own communication.
When will I receive my payments?
One payout on the day of arrival
You receive the full booking amount in one go, on your guest’s day of arrival. We combine the deposit and the remaining payment your guest makes into a single payout. Our commission has already been deducted from the amount paid out.
The security deposit is not part of this payout: it is settled after the stay and paid out afterwards. You can read more about this in How do I pay out the security deposit?.
How the amount is calculated
How your guest’s deposit and remaining payment are calculated depends on when they book. Guests can book your nature house well in advance (more than 7 weeks before arrival) or at short notice (less than 7 weeks). This makes no difference to your payout: you always receive the full amount (excluding the security deposit) on the day of arrival.
Frequently asked questions about payouts
What happens to my existing bookings?
Nothing you need to do. We automatically transfer all existing bookings to the new payment flow. You don’t need to change your settings, house rules or your own communication.
I used the deposit for fixed costs or investments. What should I keep in mind?
We understand that the deposit served as a buffer for many landlords, especially in the quieter months. In your payment overview you can see for each booking when the amount will be paid out, so you can plan your expenses accordingly.
Can I get an exception or choose to keep the old arrangement?
No. The new payment flow applies to all landlords. It has been set up with our payment partner in such a way that an exception or a choice per landlord is technically not possible. This also means we treat everyone equally.
Can the introduction be postponed for me?
No. The new payment flow takes effect for all landlords at the same time on 27 October.
I don’t agree with the new terms. What now?
We’d like to hear what the change means for you. Get in touch with us and we’ll look together at what the new payment flow means for your bookings. In the end, it’s your decision whether you want to continue with us under these terms.
Tracking your payments
At the top of the landlord dashboard, select 'More' and then 'Payments'.
You'll now see an overview of your bookings and the related payments.
Please note: the amounts shown here are the net amounts you receive; our commission has already been deducted. The payout date is the date on which OPP releases the amount. When it then appears in your account depends on your bank.
