What does EU Regulation 2024/1028 exactly entail?
What does EU Regulation 2024/1028 exactly entail?
EU Regulation 2024/1028, officially the Short-Term Rental Regulation, harmonises the transparency and registration obligations for short-term rentals across the entire European Union. Prior to this regulation, each EU country was allowed to apply its own rules.
The regulation covers three core matters:
One registration system per member state: every landlord active via a platform receives a unique registration number per accommodation.
Mandatory verification by platforms: platforms such as Natuurhuisje must verify whether submitted numbers are valid.
Monthly reporting: platforms automatically forward data to the competent national authority.
The aim is to give local authorities better insight into the rental market, so they can manage housing availability and tourism.
Who does the regulation apply to?
The regulation applies to:
Landlords who rent out an accommodation on a short-term basis via an online platform within the EU.
Platforms such as Natuurhuisje that facilitate short-term rentals in the EU, regardless of where the platform itself is based.
Short-term rental is defined as rental of a maximum of 90 consecutive nights per booking. Long-term rental agreements fall outside the scope.
What data does Natuurhuisje share with the authorities?
Every month, Natuurhuisje automatically sends a report to the competent national authority. This report contains:
The exact address of the rented accommodation
The URL of the listing
Your registration number
The number of booked nights
The number of guests
The guests' country of origin
Natuurhuisje is legally obliged to do so and shares this data only with the designated authority.
