How do I get to the year overview?

General information about DAC7

DAC7 is a tax law applicable throughout the European Union. It makes it mandatory for online platforms, like us, to collect data and information and report it to the tax authorities. This legislation took effect on 1 January 2023, and mandates that reporting must be done for each calendar year. This must be done by 31 January of the following year.

The rollout of the legislation is in two phases. For 2023, reporting is only required on new landlords who joined Nature.house in 2023. From 2024, reporting on all landlords will be required. The Dutch Tax Authority (Nederlandse Belastingdienst) automatically exchanges the reports with the tax authorities of all EU member states. You can find more information, such as what the Tax Authorities will do with the reports, on the website of the Tax Authorities. 

We are required to make transparent to landlords what data we pass on to the Tax authorities. This can be found in the yearly overview. By logging into your landlord account, you can click on 'more' at the top and then 'Taxes'.

Then go to "year overview"

At the "address" you can choose for which nature house you would like to see the year overview.

Under 'year' you can choose which year you want to see this for. 

Keep in mind that not every landlord can already see a year overview for the year 2023 or earlier. If a landlord is registered with us before 2023, we have to report the bookings made from 2024 onwards. Only from the year 2024 is then a year overview available.

A landlord who joined us in 2023, we must report on that from bookings made from 2023. However, these landlords can find an annual overview in their account from the year 2023.

 

You will then see an overview of the year in question, with the tax data entered under 'my tax information'. You can also see here how many days your house was rented out, the number of bookings per quarter received, the total amount paid out per quarter and the commission costs per quarter. 

In the overview, you can also see another specification per quarter. 

If you click on it, you will see the booking numbers you received in that quarter. Under 'total paid out' is the total amount you received from us. Commission is the amount including VAT you paid for the booking. Tax on commission' is the amount excluding VAT. Under 'number of days rented' you can see how long the guest stayed. Booking 738112 stayed for 2 nights.
